Sterling is a BCFSA-licensed strata management company. We handle the day-to-day so your council can focus on the bigger decisions that shape your community. That means collecting strata fees and special levies, running the operating fund and contingency reserve fund, organizing every AGM and SGM from notice to minutes, enforcing your bylaws fairly, keeping insurance current, maintaining your records, and turning around Form B and Form F certificates the same day a unit goes on the market.
We treat depreciation reports and contingency reserve fund planning as long-term financial planning — not paperwork. Under the BC Strata Property Act amendments that took effect July 1, 2024, every strata of five or more lots needs an updated depreciation report at least every five years (deferral votes are no longer allowed). We coordinate qualified providers, walk your council through what the report actually means, and help build a CRF contribution plan that protects the building without surprising owners with sudden special levies.
