    Insights

Research-backed analysis of British Columbia's rental and strata markets — quarterly market reports, annual operating-cost benchmarks, and Metro Vancouver, Peace River, and province-wide outlook for owners, strata councils, and investors.

    What Sterling tracks

Sterling's research team publishes grounded, fact-checked analysis of British Columbia's rental and strata markets — written for the owners and councils actually making the decisions.

Sterling Insights is British Columbia's operator-focused market intelligence hub. We aggregate the data that actually moves a strata council or rental landlord's plan — CMHC purpose-built vacancy, REBGV and BCREA benchmark prices, Bank of Canada policy signals, BCFSA enforcement activity, and Sterling's own portfolio operating data — and translate it into plain-language reports you can act on.

The province Sterling covers is genuinely province-wide. Metro Vancouver dominates the headline numbers, but our analysis also anchors in BCREA's four regional breakouts — Metro Vancouver, Fraser Valley, Vancouver Island, and the Okanagan — plus the Peace River (Fort St. John and Dawson Creek) where Sterling has active property management operations and the resource-sector cycle creates conditions distinct from the Lower Mainland.

Every Quarterly Snapshot carries a verified fact bank: each statistic is pre-extracted from its named authority (CMHC, REBGV, BCREA, BCFSA, Bank of Canada, Statistics Canada) before drafting, and every claim is checked before publication. When a number cannot be sourced, we rewrite the sentence qualitatively rather than guess. The forthcoming Annual Benchmark report — targeted for an October release ahead of AGM season — will combine public data with anonymized operating-cost aggregates from Sterling's managed portfolio, giving BC councils a province-specific reference for reserve and operating-budget planning.

Most BC landlords collect no GST and no PST on residential rent — but the exceptions are where the tax bill gets large and the penalty for getting it wrong is worse. The GST treatment depends on stay length, whether substantial renovation occurred, and whether the PBRH rebate applies. This guide lays out the residential tax rules on rent, acquisition, and conversion.

BC property management insights — FAQs

Quick answers to the questions Sterling's research team fields most often from councils, landlords, and investors.

How often does Sterling publish BC market insights?+

Sterling publishes a Quarterly Snapshot roughly 15 days after each quarter ends, covering provincial rental, strata, regulatory, and outlook signals. The flagship Annual Benchmark — BC strata operating costs — publishes each October before AGM season. Regulatory briefs post within 5 business days of material BCFSA, Strata Property Act, or RTB changes.

What data sources does Sterling use for BC market reports?+

Every quarterly and annual report draws on named public authorities (CMHC, REBGV, BCREA, BCFSA, Bank of Canada, Statistics Canada, BC Assessment) plus Sterling's anonymized portfolio operating data. Claims are pre-extracted into a verified fact bank and cross-checked before publication — no fabricated statistics, ever.

Yes. Sterling operates in Fort St. John and Dawson Creek in addition to the Lower Mainland, so every quarterly and annual report includes Peace River / Northern BC coverage alongside Metro Vancouver, Fraser Valley, Vancouver Island, and the Okanagan. Peace River runs counter-cyclical to Lower Mainland housing, which is why we surface it separately.

Are Sterling's market reports free to read?+

Yes. Every Quarterly Snapshot and regulatory brief is published openly at sterlingrealtygroup.com/insights. PDF downloads where available are free and unregistered — no email wall. Sterling's view is that open research builds trust faster than gated leads.

Can Sterling's research team answer specific questions about my property or strata?+

Yes. Any BC strata council, rental landlord, or property owner can reach Sterling's research team directly via info@sterlingmgmt.ca or the contact form. Questions that surface in reader email often drive our next published brief.

    What makes Sterling's research BC-specific?+

Sterling's research and forthcoming Annual Benchmark are written for BC decisions. We anchor every report in BCREA's provincial breakouts (Metro Vancouver, Fraser Valley, Vancouver Island, Okanagan) plus Peace River / Northern BC where Sterling operates — and we translate general market signals into specific implications for BC strata councils, landlords, and property owners under BC statutes.
