Understanding BC Notice to End Tenancy
The BC Residential Tenancy Act (Section 45) sets the rules for tenants ending a month-to-month tenancy. You must provide written notice at least one full month before the effective date, and the effective date must fall on the day before your rent is due. For example, if rent is due on the 1st of every month, your notice must end on the last day of a month — giving notice on March 5th means the earliest effective move-out date is April 30th.
Fixed-term tenancies (leases with an end date) follow different rules. If your lease is still in its fixed term, you generally cannot end the tenancy early unless both parties agree, or specific exceptions apply (such as domestic violence, long-term care, or landlord breach of agreement under Section 45.1 and 45.2).
After Sterling Management receives your notice, we confirm within one business day, schedule a move-out inspection per Section 35 of the RTA, and walk the unit with you using a Condition Inspection Report. This report determines any deductions from your security deposit. Under Section 38, Sterling must return your security and pet damage deposits within 15 days of the later of (a) your move-out date, or (b) the date you provide a forwarding address in writing. Interest on the deposit is calculated per the prescribed rate set by the BC government.

Common deduction triggers include unpaid rent or utilities, damage beyond normal wear and tear, unreturned keys or fobs, and professional cleaning when the unit was not adequately cleaned by the tenant. You have the right to dispute any deduction with the BC Residential Tenancy Branch if agreement cannot be reached.
